What is energy performance?

Energy Performance Certificates (EPC) are divided into 2 distinct categories, domestic and non-domestic EPCs.

Domestic EPCs are only undertaken for self-contained dwellings, and are familiar to most of us when we sell or let a home. When used for existing housing stock an EPC is undertaken after a site visit and then using RdSAP software produces an EPC rating for the property.

Non-domestic, or Commercial, EPCs are undertaken using SBEM methodology. This a much more detailed analysis of how energy efficient a building is compared to domestic EPCs. Up Energy Ltd have been undertaking commercial EPCs since their inception in 2008. We have surveyed thousands of buildings and we can survey all buildings types up to the highest level 5. We are based in Exeter, but have travelled all over the country for non-domestic EPCs.

Display Energy Certificates (DEC) look similar to EPCs, but are calculated using the actual recorded energy usage of the building. A site survey is required for the first year DEC and will usually include a Recommendation Report based on the HVAC, lighting, building fabric and how the property is used. The following years DEC renewals can usually be undertaken without a site visit providing a full years energy consumption data can be provided. Up Energy Ltd have in house DEC assessors who have worked with schools, hospitals, surgeries, leisure centres and universities of all different types and sizes.
