What is an EPC?

An Energy Performance Certificate (EPC) provides an official asset rating for a commercial building on an alphabetical scale from A to G. This rating reflects the calculated energy efficiency of the property, evaluating critical infrastructure including heating, cooling, ventilation, lighting systems, building controls, fabric envelope insulation, and any integrated low-carbon technologies like solar PV arrays.

When is a Non-Domestic EPC Required?

By law, a valid Commercial EPC must be commissioned and made available whenever a non-domestic property is:

  1. Constructed (For new builds under Part L, see our dedicated SBEM Calculations page).

  2. Marketed for Sale

  3. Leased or Let to a tenant

Once lodged on the central register, a commercial certificate remains valid for 10 years. However, we highly recommend commissioning a fresh assessment if significant alterations are made to the building fabric or the HVAC infrastructure during that decade.
