Taunton's commercial stock reflects its position as an administrative and distributioncentre rather than an industrial one.

Public sector and administration. Somerset Council is headquartered here, along with asubstantial NHS presence at Musgrove Park. Large public buildings occupied by publicauthorities and frequently visited by the public need a Display Energy Certificate, basedon actual metered consumption rather than a modelled asset rating — a differentassessment entirely, and one that has to be renewed annually for larger buildings.

M5 distribution. Junction 25 has made Taunton a logistics location, and the resultingstock is large-footprint modern warehousing. These buildings usually rate reasonablywell, but the ratings are sensitive to lighting specification in a way owners often do notexpect.

Business parks. Blackbrook and the surrounding out-of-town office and light industrialspace — mostly 1990s onwards, generally decent performers.

Priorswood and the older estates. Mid-century industrial stock, poorer performing, andthe buildings most likely to run into trouble on the non-domestic MEES trajectory.

Town centre. Retail and professional office space of very mixed age, including listed andconservation-area buildings around the older core, where the recommendations reporthas to work within real constraints.

Regeneration. Ongoing redevelopment around Firepool and the station area, generatingnew-build SBEM work rather than survey-based assessments.
